viable. is a site feasibility and planning risk service operated by Jonathan Spence, a senior RIBA architect based in Northern Ireland. We produce fixed-price planning risk reports and site capacity studies for landowners and small developers.

What information we collect and why
We only collect information you provide directly to us when you submit an enquiry through our website contact form. This includes:
- Your first and last name
- Your email address
- The address of the site you are enquiring about
- The report type you are interested in
- Any additional notes you choose to provide
We collect this information in order to respond to your enquiry, confirm the scope and price of the report you need, and deliver the report once instructed.
We do not collect any payment information through our website. Invoicing and payment are handled separately.
Our legal basis for processing
We process your personal data on the following legal bases under UK GDPR:
- Legitimate interests — to respond to your enquiry and provide the service you have requested
- Contract performance — where you have instructed us to produce a report, processing your data is necessary to fulfil that contract
- Legal obligation — where we are required to retain certain records for tax or regulatory purposes
Who we share your data with
We do not sell, rent, or trade your personal data with any third parties for marketing purposes.
Your data passes through the following tools in the course of normal operations:
- Netlify — our website host and form processing service. Form submissions are stored temporarily on Netlify's servers. Netlify is GDPR-compliant and their privacy policy is available at netlify.com/privacy.
- Google Gmail — we use Gmail to manage email correspondence. Google's privacy policy is available at policies.google.com/privacy.
Both services are used solely to operate the business and respond to your enquiry. No data is shared with any other third parties.
How long we keep your data
If you submit an enquiry but do not instruct a report, we will retain your contact details for up to 6 months in case you wish to proceed, after which they will be deleted.
If you instruct a report, we will retain your contact details and the details of the instruction for up to 6 years in line with standard UK business record-keeping requirements.
You may request deletion of your data at any time — see Your Rights below.
Your rights under UK GDPR
You have the following rights in relation to your personal data:
- Right of access — you can request a copy of the personal data we hold about you
- Right to rectification — you can ask us to correct inaccurate data
- Right to erasure — you can ask us to delete your data in certain circumstances
- Right to restrict processing — you can ask us to limit how we use your data
- Right to object — you can object to our processing where we rely on legitimate interests
- Right to data portability — you can request your data in a machine-readable format

Our website does not use cookies for tracking or analytics purposes. We do not use Google Analytics or any other third-party tracking tools. The only cookies that may be set are those strictly necessary for the website to function, set by our hosting provider Netlify.
